What new-estate work involves

Film, stickers and labels on every fitting

New homes arrive wrapped. Glazing, appliances, tapware, shower screens, splashbacks, handles and rangehoods all carry protection that has to come off without leaving adhesive haze. On a new build this is the single largest time item, ahead of dust.

Site fines and sand

Estates under construction have no landscaping and a great deal of exposed ground. Fine sand and site grit come inside on boots and in the wind, and end up in door tracks, thresholds and shower channels where they have to be lifted out rather than washed through.

Batch handovers

Townhouse and estate developments hand over several dwellings in a short window. What determines whether we can take it on is how many become available at once and over what period, not the total count. Tell us the programme and we will tell you honestly what we can resource.

Landscaping still running

Driveways, paths and landscaping often finish after the house does. The internal clean can still go ahead, but expect to want a touch-up immediately before the purchaser walkthrough.
