Residential builders cleaning: homes, townhouses and apartments
Builders cleaning in Melbourne, for homeowners and for builders
“Builders clean” means two things in Melbourne. If the builders have just finished at your home (a renovation, an extension, a knock-down rebuild), it means getting the dust, residue and film out so you can move back in. If you are the builder, it means the handover clean your client inspects. We do both, we do them for residential properties, and either way the job ends with a walkthrough before we leave.
Either way, the same discipline
- Scoped from photos, or a site inspection for anything sizeable
- Written scope, so the standard is agreed rather than assumed
- Staged around trades still moving through, out-of-hours where access allows
- The Final Walkthrough Guarantee: checked room by room before we leave
Two kinds of “builders clean”, one phone number
Half the people who ring us asking for a builders clean are not builders. They are homeowners whose builder has just left. That is exactly the right call to make.
Homeowners
The builders have finished at your house
The renovation or extension is done, the trades are gone, and the house is coated in the fine dust they left behind: on every shelf, inside every cupboard, back on the benches an hour after you wipe them. That is a builders clean, and it is most of what we do. Send photos of the worst rooms and we will scope it, price it in writing, and hand your home back ready to live in.

You need the handover clean your client signs off on
Cleaning is the last item on the programme and the first thing the client inspects. If it slips, the handover slips. We scope in writing, work to your dates, stage around trades still on site, and inspect with your site contact before we demobilise. Residential projects: homes, townhouses, unit developments.
Ring us about your programmeWhat we need from you, and what you get back
Handover cleans go wrong for predictable reasons. Here is how we remove each of them.
The date moves, and it will
Practical completion dates slip. Tell us early and we reschedule; tell us the morning of and we are already on another site. We would rather hold a provisional window weeks out and adjust it than be given twenty-four hours’ notice on a handover clean.
Trades are still on site
If the site will not be clear, we do not pretend otherwise. We stage the clean (rough clean, final clean, touch-up) so you are not paying to clean the same room twice. See staged construction cleaning.
The standard was never written down
“Clean” means different things to a site manager and a purchaser. Our quote states inclusions and exclusions in writing before we start, so the argument happens at quoting stage rather than at handover.
Defects are found after you have signed off
We walk the property with your site contact before we demobilise. Anything raised is fixed while we still have people and equipment on site, not booked as a return visit.
Scope of a handover clean

- Internal glazing, frames, sills, tracks and channels
- Wet areas detailed: grout haze, silicone, screens, tiles, tapware, exhausts
- Kitchens and joinery cleaned inside and out
- Doors, frames, skirting, architraves and hardware
- Light fittings, switches, power points, vents, rails and fixtures
- Floors vacuumed and washed, hand-detailed at edges and thresholds
- Balconies and external glazing at ground level where safely accessible
- Our own cleaning waste removed from site
Excluded unless separately quoted
- Site waste, offcuts, packaging, skip loading and disposal
- Work requiring elevated work platforms, scaffolding or rope access
- External glazing above ground level
- Pressure cleaning of hardstand, paths, facades or car parks
- Carpet steam cleaning and tile or grout restoration
- Rectification of trade damage or defects
- Cleaning areas not handed over to us clear of trades and materials
Insurance. Renovation Cleaning carries $10 million public liability insurance, and a certificate of currency is available on request. Ask for it with your quote and it comes with the paperwork. The business owner holds a construction induction White Card. If your site has specific induction or documentation requirements, tell us at quoting stage and we will tell you plainly whether we can meet them.
Questions we get about builders cleaning
I’m not a builder. My builder has just finished at my house. Is that a “builders clean”?
Yes, and you are exactly who this page is for. A builders clean after a renovation, extension or rebuild at your own home is the same job as a builder’s handover clean: construction dust throughout, residue on the new surfaces, film on the glass, and cupboards that need cleaning inside before anything goes back in. Send photos of the worst rooms and we will scope and price it in writing.
Do you clean commercial construction sites?
Our builders cleaning is residential: homes, townhouses, apartments and unit developments. If your project is a commercial site, ring us and we will tell you straight away whether it is something we can take on.
How much notice do you need for a handover clean?
As much as you can give, and a provisional booking is better than none. Give us the practical completion date as soon as it is set, even if it is likely to move. We would rather adjust a held window than find one at short notice.
Can you work outside trade hours?
We work seven days, 6:00am to 10:00pm. On live sites that usually means starting early or working the evening before a handover, so the clean is not competing with trades for the same space. Site rules and building access hours permitting.
Do you quote per square metre or per hour?
We scope the job and quote it, because square metres do not tell you how much residue is on the glazing or how heavy the plaster dust is. For anything sizeable we inspect first. The quote states the hours and the inclusions.
What happens if your clean does not meet the client’s standard at handover?
That is what the walkthrough is for. We inspect with your site contact before we demobilise so items are raised while we are still there with equipment. Anything within the agreed written scope gets rectified.
Can you take on multiple units or a whole development?
Talk to us about the programme rather than the unit count. The constraint is how many units come available at once and over how many weeks, not the total. Ring 0485 002 004 and we will tell you honestly what we can resource.
